In 2018, ISArchitects was appointed by Unibail-Rodamco to produce an urban regeneration masterplan in West-Berlin.
The proposed site is currently occupied by the iconic ICC building, a dis-used monumental hall part of the Berlin Exhibition Centre. The development site is increased over a highway and railways to accommodate the envisaged brief.
This one calls for a mixed-use development including a major retail and leisure destination (102000 m2 of retail, F&B facilities, 22 movie theatres multiplex, leisure centre), a hotel
(10000 m2), several office buildings (80000 m2 ) and various transport facilities (revamped train station, car park and delivery).
The masterplan concept is to create a mixed-use piece of an urban puzzle, making the link with residential neighbourhoods and the Exhibition Centre. It is keeping and re-using an architectural icon part of the Berlin heritage from the 70s.
The landscape strategy provides an accessible rooftop park, part of an overall enhanced public realm such as the redefined Plaza facing the ICC building.
